Private Residential Conversion

Conversion of an existing restaurant and detached dwelling to create a single family home around a central courtyard

East Lodge and The Roost Restaurant sat on the corner of Kintillo Road and Forgandenny Road in Bridge of Earn, opposite the entrance to Kilgraston School. The restaurant had operated for almost 30 years, the last 15 years as The Roost, before closing in November 2022.

The proposal connects both buildings to form a single family home, with internal alterations to improve layout and form connections to the courtyard garden. The new extension signifies the main entrance to the house, as well as the link between the existing buildings. Black vertical board timber over cladding defines new interventions, chosen to contrast and compliment the existing original red sandstone walls and slate roofs.

Early visualisations of the social living spaces located in the single storey L-shaped former outbuilding. The space has aspect to the front (to the west), and to the east, facing the private central courtyard, which the house wraps around.

The plan illustrates the internal alterations, and new openings within the existing deep sandstone walls.

The existing restaurant building, originally an out building, has been stripped out and Steico woodfire insulation installed to improve the thermal performance, while allowing the existing sandstone structure to breathe.

Social living spaces are now located in this wing, with large openings punctuating the deep stone walls, forming seating and opening up the extended house to the courtyard garden.

Sandstone down takings have been used to finish the new large openings. The deep window reveals form window seats internally within the living area, and externally on the south elevation of the guest bedroom and study.

Consideration and a sensitive approach has been given, and features and characters of the existing buildings celebrated.

The family home now accommodates 4 double bedrooms, with a master suite with en-suite on the first floor. The previously compact and dark home, within the detached sandstone dwelling, has now expanded into the adjacent outbuilding, offering bright and airy social spaces, and guest bedrooms, while retaining private spaces within the existing house.
