Internal reconfiguration and extension to a Victorian townhouse overlooking Tollcross Park

The brief was to improve the principle areas on the ground floor, and extend to the rear to provide additional family space. The family are very musical, and a space to relax, play, listen and enjoy music was important.

The internal alterations and and extension to this red sandstone townhouse has improved the use of the principle spaces on the ground floor. By opening up the two main public rooms, a large multi-functional space is created, incorporating a large kitchen, dining area and living space, with long east to west views over Tollcross Park, and through to the private rear garden, to which there will be direct access.

Colour is used throughout this renovation, inside and out, to reflect the greenery of the park viewed from the bay window of the principle room, and the red sandstone of the original Victorian elevation to the front.

The open plan living / kitchen / dining is bright and welcoming, and from the front of the house, you are drawn through to the rear. The colour theme ties the spaces seamlessly, from the ornate cornicing and ceiling rose of the front room, to the contemporary kitchen and garden beyond.

Despite the long plan, the central core is utilised for laundry, storage and Daniel the Spaniel’s own en-suite. In the location of the original kitchen is now a study nook, which benefits from the large west facing window to the music room.

A step down in plan separates the new extension from the rest of the ground floor, and can be closed off by way of a sliding door.

The music room features exposed rafters, with glazing to the west and south offering views to the garden and bringing light into the deep plan.

The extension is simple in form, bound by the existing boundary wall. Clad in Equitone Tectiva fibre cement panels, the colour has been chosen to reflect the red sandstone of the original townhouse.
